1. Buy a bunch of Pokémon plushes and line them up by your window (maybe tucked in somewhere so they don't get stolen).

2. Make sure you have one or more accessible PokéStops in range and invest in lures to to pull people in.

3. Put up simple signs (as aesthetically pleasing as possible) that specifically markets the above point.

Creating your own assets out of Nintendo/Niantic's IP and then profiting off them (even if indirectly) puts you in potential hot water.
